From the ground up - 2003
Welcome to Jay’s Property Café, a family run Property Investment and Development Company established in 2011 and based in Hemel Hempstead, Hertfordshire. Covering the local and surrounding areas, Jay’s Property Café is a namesake, founded by Mr Jillul Islam himself (more commonly known in the industry as Jay); a successful property investor and experienced landlord who started his property journey in 2003 by purchasing his first buy-to-let property in London from a live auction room. After refurbishing the property – and instantly adding value to it in the process – and renting it out for a positive monthly cashflow, Jay soon realised the joys of passive income from property and went on to buy more buy-to-lets, thus venturing into the world of full time property investment.
In the years that followed, Jay accumulated a wealth of experience in the industry and built up a diverse property portfolio consisting of both residential and commercial properties rented as single lets, HMOs and serviced accommodation. Jay has studied and attended various property training courses and networking events across the country to learn new, innovative and varied property strategies such as lease option purchase, flat conversions, commercial conversions, BRR (Buy, refurbish and refinance), buy to sell, rent to rent etc, all of which he has implemented in his own business in order to excel and scale up.

Having only done intermediate refurbishment work for his buy-to-lets prior, January 2011 saw Jay take a big step towards the purchase of his first development project which required more refined and advanced refurbishment work; a new company was on the scene and he had to set up premises for Jay’s Property Café Ltd, which he now manages at the helm and operates along with his three sons Ray, Ridwan & Raf.
The property, which was a double storeyed commercial premises when purchased, was then successfully converted into three individual offices on ground floor level and a two-bedroom flat on the first floor. Initially starting off the company as estate agents to manage personal and landlord properties, Jay’s Property Café gradually shifted its focus to property development and have successfully completed a variety of projects over the years.
